Who hires the subcontractors?
As both the project manager and designer, I connect the homeowner with trusted and reliable subcontractors, many of whom I’ve worked with for years; and the homeowner directly pays them for their labor.
Who files for permits, if needed?
Oftentimes, the subcontractor will file for permits (i.e. electrical and plumbing). However, if needed, I assist homeowners in obtaining all necessary documentation, plans, and signatures required to file for permits. As part of my services, I submit the packet to the Durham, Orange, or Chatham County offices. The permits are filed in the homeowner’s name.
Do you serve as the General Contractor?
As a member of the National Association of the Remodeling Industry (NARI), with a Certified Remodeling Project Manger (CRPM) designation, I partner with homeowners and walk with them through every stage of the process. If construction costs exceed the prescribed State limit and require a general contractor, the homeowner will acts as their own GC.
Who is on site when work is performed?
I am on site regularly during the project to oversee the quality and timeliness of each aspect of work.
What is the fee for renovation, project management, and design consulting services?
The fee structure varies on a sliding scale by size, scope, and complexity of each project. This includes renovations as well as furnishing and design-only projects.
